Most advice about selling a house assumes the house is ready and the owner has time. Repair it, stage it, list it, show it, wait. For a market-ready property with no deadline, that path works.
But houses arrive in people's lives in other ways: through an inheritance, a move, a tenancy that ran its course, a repair list that grew faster than the will to tackle it. For those situations, the standard advice mostly adds cost and delay to an already full moment.
